Relocation & property search

Moving to London, handled end to end.

Home search, area guidance and settling-in support for individuals, families and corporate mobility teams — a single point of contact from the first brief to the day you get the keys.

Your Journey Home

From first conversation to the day you settle in.

Thirteen steps, one point of contact throughout — whether you're renting or buying.

01

Initial Consultation

We begin with a conversation to understand your move, timing, budget, preferred locations, work commitments, family needs and property requirements.

02

Property Search Brief

You complete a simple first-stage questionnaire so we can build a clear picture of your priorities, essential requirements and preferred lifestyle.

03

Area and Neighbourhood Guidance

We help you identify suitable areas based on commuting, schools, transport links, local amenities, green spaces and the type of environment you would like to live in.

04

Tailored Property Search

We search the market, speak directly with local agents and identify properties that closely match your brief, budget and timescale.

05

Property Selection

We review the available options with you and create a focused shortlist, saving you time and avoiding unsuitable viewings.

06

Viewing Arrangements

We organise viewings around your availability and provide a clear schedule, including property details and practical information about each location.

07

Accompanied Viewings

Where required, we accompany you to viewings, provide honest feedback and help you compare the advantages and disadvantages of each property.

08

Offer and Negotiation

Once you have selected a property, we advise on the strength of your offer and negotiate the rent, purchase price and key terms on your behalf.

09

Referencing and Compliance

For rental clients, we guide you through referencing, Right to Rent checks, deposits and tenancy documentation. For buyers, we help coordinate the next stage with solicitors, mortgage advisers and other professionals, including the financial compliance and anti-money laundering (AML) checks required by law before a purchase can proceed:

  • Proof of identity (passport or driving licence)
  • Proof of current address (recent utility bill or bank statement)
  • Proof and source of funds for the purchase
  • Source of wealth declaration, where required
  • Company and beneficial ownership documents, for purchases made through a corporate structure
10

Tenancy or Purchase Progression

We remain involved throughout the process, helping to resolve queries, monitor progress and keep communication moving between all parties.

11

Pre-Move Checks

Before completion or the tenancy begins, we help confirm the key arrangements, including the inventory, utilities, access, agreed works and move-in requirements.

12

Move-In Day

We help ensure that keys, access and essential arrangements are in place so that your move into your new home is as straightforward and stress-free as possible.

13

Settling-In Support

Where required, we can also assist with practical introductions and local information to help you and your family settle into your new area.

Case studies

Case studies.

A few examples of how we've helped clients find the right home, based on real searches.

Corporate relocation — energy sector

A tight schedule, a large household, two large dogs

Situation

A senior director relocating from the West Indies with her husband, two teenage children and two large dogs.

Challenge

An extremely limited diary, a large imported household to accommodate, and a secure, dog-friendly garden close to schools and transport.

What we did

Used long-standing agent relationships to secure an off-market viewing the moment a matching house came up, pre-screening every option for dog-friendly landlords.

Result

A five-bedroom unfurnished home matching every requirement, viewed and agreed around the client's board meetings.

Purchase — off-market apartment

No stock on the market, in the exact building wanted

Situation

A buyer moving from renting into ownership of a modern one-bedroom apartment in a specific central location.

Challenge

A very active market with no matching stock through any agent, in developments offering a gym and concierge.

What we did

Identified every matching development and wrote directly to individual apartment owners, rather than waiting on agent listings.

Result

One canvass letter led to an off-market sale from an overseas owner — the exact apartment, at the right price, before it reached the open market.

Family relocation — a long-term relationship

One client, several moves, over several years

Situation

A family of four relocating from Russia, needing a safe, established area with good schools and an expat community.

Challenge

An evolving brief across several years — from a family home search to a discreet, sensitively handled search following a change in the client's circumstances.

What we did

Stayed engaged with the client across multiple moves, adapting each search to a new brief and taking on ongoing management of a property while he is abroad.

Result

Four successful outcomes over several years — a family house, a transitional rental, a lock-up-and-leave apartment, and an ongoing lettings management relationship.
